How to Actually List for Sales by Owner Part




First the donts 

#1 Don’t ask for anything. The moment you ask for something you are becoming dependent on them. For Sales By Owner don’t want to give you anything. In their eyes you are there to sign people up and take from them that 6% they so desperately want to keep. The moment you ask for anything you just confirm that reality and pushing the For Sales By Owner away.

#2 Don’t Check in on the For Sales By Owner. This is key, if you call them or show up on their door every so often just to “Check how things are going” you are not building a friendship, you are just confirming the For Sales By Owner fear that you are the buzzard circling for when they give up.

#3 Don’t Knock on their door. The last thing a For Sales By Owner wants is to see a real estate agent. Again do not confirm their fears. If you want to give them something tangible send it to them in the mail, and make it big enough so that they will want to read it. I know someone that sends out a $5 book to every For Sales By Owner that pops up in town. who will they eventually sign up with? THe guy that “Just Checked In” on their doorstep once a week or the guy that sent them a free quality book? learn to think like the For Sales By Owner

Now The Dos

#1 Do have a system in place to capture For Sales By Owner when they are searching for answers online. For Sales By Owner are not going to come and ask you questions because they are frightened to death to come with in 10 feet of a Real Estate Agent.

#2 Have an organised series of Free documents, Ideas, and support that you can give to your new For Sales By Owner friends for FREE. You have got to become the friend and trusted advisor before they will ever ask you to list their house. This is the key of the whole thing. You have got to give them value with no strings attached at all! Remember the For Sales By Owner has got to know they can trust you.

#3 Deliver this to the For Sales By Owner electronically so that you are not frightening them away at the door. SO to recap. Once your system is up, you automatically have For Sales By Owner looking for what you offer for free. This builds trust automaticly. Then when they trust you enough you find an agent that they can work with and the other agent does all the work. This system can be almost fully automated and everyone along the path loves you.

Reasons Why Buying Real Estate Leads is Unnecessary

So often as humans we are drawn to the easy way out. We look at spending money and buying real estate leads as the simple solution. And it is easy to shell out the cash, but often the quick and easy road is not the best so here are my Four reasons why you should not be buying real estate leads.

#1 Calling a lead is only slightly better than making a cold call. Buying real estate leads does not let them know anything about you ahead of time and you are left with the up hill battle of trying to warm them up to you before they hang up the phone. they are slightly more likely to hear you, but they are still cold. I would much rather them call me once they get to know me through passive marketing. That is so much warmer than buying real estate leads, and ends with far more contracts signed.

#2 You have little control over the source when you are buying real estate leads. this may not seem to be much of a problem. Hey a lead is a lead right? Sorry, but knowing the background of your lead is just as important as knowing their name. It is so much more powerful to   be on the same page with people when you first call rather than trying to find out where they are at and how solid of a lead they really are.

#3 Though it is easy up front be buying real estate leads it is so much more difficult when it actually comes time to sit down and make the calls. You still have all the information collection experience building, and difficulty of actually picking up the phone. Rather than buying real estate leads you should learn how to generate them on your own so that the connection process is actually easy. Sure you have to put in a little elbow grease up front but when you are done the actual contact is much more natural and easy.

#4 The money! For me it does not make much sense to be buying real estate leads that are poor and difficult when you can generate them for free and know the quality is far better. There are so many way to generate leads when you have to proper tools. most people with a little bit of elbow grease can even create a system that will automatically generate leads that call you wanting to work with you. so why would you be buying real estate leads when you can get them for free.

Buying for sale by owner leads is a possibility, and many people do it. The question is, is is it a good use of advertising money. Here are Four reasons why buying for sale by owner leads is a poor use of your money.

#1 For sale by owner leads are usually over picked. Often when you make the call they are already signed with someone else or they have been bothered by so many people that have bought that lead list. Rather than building a business with for sale by owner leads you end up building a reputation for bugging people.

#2 You do not know that background of the for sale by owner leads you buy. When you talk to people you want to have a point of reference. where did you hear about them, what do you have in common, what is their situation. #4 there is a better way to collect for sale by owner leads. If you give people what they want for free they will become your friend. and when they are ready to sign who are they going to go to? the guy that purchased all of the for sale by owner leads or the guy that spent the time to learn who they are and help them even when there was nothing given in return. Tip #2 to increasing productivity - Prioritize your to do list. On every list, there are things that have to get done and things that are just fun.
